The Illusive Off Market Deal
If I had a dollar for every investor who told me, "Just send me the off-market deals," I'd probably have enough to buy another flip.
Somewhere along the way, investors began to believe that all the best real estate trades happen quietly behind the scenes, and that anything listed on MLS has already been picked over. While there is some truth to that, I believe it's one of the biggest misconceptions in today's market.
Yes, off-market opportunities do exist. We work on them regularly, and every now and then they turn into fantastic deals. However, they are much rarer than social media would have you believe.
In fact, I would argue that many off-market properties actually trade at a premium.
Think about it from the seller's perspective. If they believe their property is worth top dollar, why would they sell it privately before exposing it to the entire market? In many cases, they're only willing to entertain an off-market sale if someone is willing to pay enough to save them the hassle of listing it publicly.
That isn't a discount… It's often the opposite.
What My Own Business Has Taught Me
Over the past nine months, my business partner and I have purchased nine renovation projects.
Only one of those was an off-market opportunity.
Ironically, it wasn't even the best deal.
The other eight came directly from the MLS.
Some had just been listed and required a strong, decisive offer before other buyers recognized the opportunity. Others had been sitting on the market because they didn't appeal to the average buyer.
That's where we found value.
We weren't buying what everyone else wanted.
We were buying properties where we believed we could create more value than the next investor.
That distinction is incredibly important.
Value Isn't Found. It's Created.
The best investors don't simply look for cheap properties.
They look for opportunities where they have an advantage.
For us, that advantage is renovations. We know exactly what projects our team excels at, what renovations add the most value, and where we can outperform the market.
Someone else may walk through the same property and see problems.
We see potential.
If we spent all year waiting for the perfect off-market opportunity, we would have completed one project instead of nine.
Work With Someone Who Finds Opportunities
Recently, I've had several investors tell me they refuse to work with a particular Realtor but still want exclusive off-market opportunities sent to them.
I understand the appeal.
But I think they're asking the wrong question.
Instead of asking,
"Who has the secret off-market deals?"
Ask,
"Who is going to work the hardest to find me opportunities?"
The right Realtor is constantly watching new listings, analyzing price reductions, identifying overlooked properties, networking with owners, talking to other agents, and yes—keeping an ear to the ground for off-market opportunities.
Those opportunities absolutely exist.
They're just one piece of the puzzle.
The Best Deal Is the One You Can Actually Buy
Social media has created the impression that successful investors only buy exclusive off-market properties.
In reality, most successful investors simply buy good deals, regardless of where they come from.
Sometimes that's an off-market opportunity.
Sometimes it's a brand-new listing.
Sometimes it's a property that's been sitting for months because nobody else recognized its potential.
Don't limit yourself to one source of opportunities.
The goal isn't to buy an off-market property.
The goal is to buy a great investment.
